Caravans/Tiny House
Regulations & Council Approval
Occupying tiny homes is becoming more mainstream across Australia, but there are no uniform national regulations. Rules for living in caravans vary from state to state and council to council, so it’s always worth speaking with us and your local council before making plans.
What makes Every Day Tiny Homes different?
We manufacture our own trailers, purpose-built for our range of tiny homes. When placed on these trailers, our homes are may be classed as caravans rather than dwellings. Each trailer is 100% Australian-made, complies with Australian Design Rules, and is built to VSB1 standards. This classification often helps reduce the approval hurdles that come with traditional dwellings.
NSW: State legislation allows one caravan to be installed on your property without council approval (Manufactured Home Estates, Caravan Parks, Camp Grounds and Moveable Dwellings Regulation 2021, subdivision 3, section 77). Some councils may still require approval for sewer or septic connections.

Outside NSW: Parking a caravan on your property usually does not need council approval, though occupancy time limits can apply and differ by council.
VIC: Supports caravans under the Dependent Person’s Unit policy.

WA: The Shire of Esperance and an increasing number of other shires are actively supporting tiny homes (Tiny Homes on Wheels THOW) as an affordable and sustainable housing option through its Local Planning Policy.

If your council is unfamiliar with the term tiny house, simply refer to it as a caravan.
